Two Decades of Retrofits Along Yonge and Bayview
North York has two very different ceilings. Condo towers along Yonge Street in North York City Centre are poured concrete, while Bayview Village bungalows, most built between 1954 and 1964, have plaster or drywall that's due for an LED retrofit.

Kevin M. from Willowdale finished his basement himself over the winter but ran out of steam at the lighting stage. We came in on a Saturday, dropped twenty-two potlights across the rec room, home office nook, and wet bar corner, and zoned them on three dimmers so he could set movie-night mood or bright cleanup light. Getting Around the District
The district sits just south of our Vaughan workshop, down Highway 400, Dufferin Street or Yonge Street. We reach Willowdale, Newtonbrook and the Yonge corridor from Sheppard to Steeles quickly, and Bayview Village via Sheppard Avenue or Bayview Avenue.
For condo work near Yonge and Sheppard, we book the service elevator, loading dock and visitor parking ahead of time and send your property manager our ESA registration and $2M Northbridge Insurance certificate. Cutting and drilling is scheduled inside the building's permitted hours.

Homes and Condos We Know
Our founder started out in 2003 retrofitting older Etobicoke homes and houses here, swapping out drop-ceiling fluorescents. That work still makes up a big part of our North York potlight installation jobs.
Mid-century bungalows off Bathurst Street and Bayview Avenue often have plaster or textured ceilings, halogen cans and fluorescent box lights. We retrofit them with slim LEDs, patch the old openings and swap old dimmers.
Older Yonge corridor condos have concrete ceilings. We don't cut into the slab. Instead we build a dropped drywall section or bulkhead to hide the wiring, or use slim surface-mount fixtures, always after your condo board has approved the work.

Timing Your Project
Basement finishing in Willowdale and Newtonbrook peaks in winter, when homeowners have time for indoor projects. Condo work is steady all year but tends to cluster in fall and early winter, before the holidays.
